Summer is the buyer-friendly season in Phoenix. Inventory peaks in June through September and competition cools dramatically. If you can buy in summer and move in for the winter you typically get the best price.

How do I manage the home while I am gone?

We will introduce you to property managers who do regular interior and exterior checks, run the AC during summer months, manage pool service, and respond to anything that comes up. Costs typically run 100 to 200 dollars per month.

Can a Canadian buyer get a US mortgage?

Yes, but options are narrower than for US citizens. There are lenders who specialize in Canadian buyers and offer foreign national programs. Expect a larger down payment, typically 25 to 35 percent, and slightly higher rates.

Should I buy in a 55+ community or a regular neighborhood?

Depends on your lifestyle. 55+ resort communities offer built-in social life, amenities, and security. Regular neighborhoods offer more flexibility and broader resale market. We will help you weigh the trade-offs.
